Open-plan family kitchens for Wellington homes · Licensed contractor CBC1269429
Many Wellington homes still have their original builder kitchens: oak or thermofoil cabinets, laminate or tile counters, a closed-off layout and dated lighting. Families here usually want the same thing: an open kitchen with a big island, plenty of storage and finishes that stand up to kids, pets and entertaining.

Wellington is its own village, so building permits come from the Village of Wellington rather than the county. Most neighborhoods also have an HOA with contractor and work-hour requirements. We handle both.
The most common request is removing the wall between kitchen and family room and adding an island. We confirm whether the wall is load-bearing, engineer a beam if needed, and permit the structural work.
Quartz counters, plywood cabinet boxes, porcelain or luxury vinyl plank flooring, and a big single-bowl sink are what we recommend for busy Wellington kitchens. See quartz vs. quartzite and cabinet refacing vs. replacement.
Florida HB 803 took effect July 1, 2026. It lets single-family owners skip a building permit for some work valued under $7,500, but it does not cover plumbing, electrical, structural, mechanical or gas work, it does not apply in flood hazard areas, and a project cannot be split up to stay under the limit. A real remodel moves drains, valves or wiring, so plan on a permit. We file it and close it out.

Navy shaker cabinets, a white quartz island and new flooring throughout, part of our Jupiter Farms whole-home renovation.

The Village of Wellington issues building permits for homes inside the village. Most neighborhoods also require HOA contractor approval.
Usually. We first confirm whether it is load-bearing. If it is, we engineer a beam and permit the change.
Most of our kitchens run $16,500 to $30,000 for a refresh, $27,000 to $47,500 for a mid-range remodel with new cabinets in the same layout, and $75,000 to $150,000+ for a high-end remodel with layout changes.
Most kitchens take about 2.5 weeks of on-site work once cabinets and materials are ready. Design, selections, permits and cabinet lead time come before that, so plan on several weeks from contract to start.
Usually. Florida HB 803, effective July 1, 2026, exempts some single-family work under $7,500, but not plumbing, electrical, structural or gas work. New circuits, a moved sink or a removed wall all need a permit, and we handle it.
Quartz is engineered, consistent and low-maintenance. Quartzite is natural stone with more variation and needs sealing. See our quartz vs. quartzite guide.
